New custom lots for sale at Tiger Woods’ golf resort north of Houston

New lots for custom homes will soon be available at Bluejack National, the resort-style residential community surrounding a golf course designed by Tiger Woods 50 miles north of downtown Houston.

Gary Short, director of sales, said the company will release three variations with golf views and some with lake views and privacy lots that back up to a private reserve, stream or greenbelt, not another neighbor. Prices for lots begin in the mid-$200,000s for privacy lots, the high-$300,000s for water view lots and the $700,000s for a golf view lot. So far, between 60 to 65 custom home lots have been sold to date.

In March, the community announced it had sold out of its two-bedroom member suite homes faster than anticipated. Short attributed that spike in interest to both the Highway 249 toll road expansion that’s made part of Montgomery County more accessible and to community amenities.

In September 2017, Short told HBJ despite high interest for homes at Bluejack National, some buyers had been waiting for more amenities beyond the championship-style golf course.

Homes on custom lots have to be a minimum of 3,000 square feet, Short said. He estimates a house built on a custom lot will start around $1 million, but that can vary depending on what is built. Custom builders include Tipler Design & Build LLC, a Woodlands-based custom luxury homebuilder, Jeff Paul Custom Homes, Morning Star Builders, Dream Works Properties, K&C Classic Homes and Stillwater.

In total, the resort-style community will have about 400 homes when complete, including member suites, cottage homes, Sunday homes and custom homes. While residential options such as the member suites or Sunday homes are used mainly as a second residence, those building on custom lots are typically families looking to settle in the area, Short said.

Bluejack National, the resort-style residential community featuring a golf course custom-designed by Tiger Woods, has sold out of its two-bedroom member suite homes earlier than anticipated, said the community’s director of sales.

The development 50 miles north of downtown Houston began selling the 24 suites in 2015, releasing six to eight units at a time while slightly raising the price per square foot, said Gary Short, Bluejack National’s sales director. Short said buyers typically stay in the “oversized guest suites” for weekend getaways or as a vacation home, or rent them out to other Bluejack members. The 1,200-square-foot homes started selling at $450,000 three years ago with the last of the 24 units selling for close to $575,000, Short said.

“We were essentially selling as quick as the builder could build,” he said.

Short attributed the spike in interest to both the Highway 249 toll road expansion that’s made that part of Montgomery County more accessible and to the recently completed amenity center called The Fort, which features a mini “Fenway Park”-inspired wiffle ball park, pickleball courts, basketball, a restaurant, zip lines and a pottery room.

“We also see a lot of adults enjoying it too,” he said.

In addition to the suites designed by Tipler Design & Build LLC, a Woodlands-based custom luxury homebuilder, Bluejack National features cottages and Sunday homes as well as 257 estate lots where buyers can build a primary custom home. Other builders include Jeff Paul Custom Homes, Dream Works Properties, Morning Star Builders and Texas Elite Custom Homes.

Bluejack National’s golf course can be customized to a shorter three-hole, five-hole or nine-hole route. It’s the first Tiger Woods’ designed course in the country.
